Anyone done their own conveyancing for selling a house Hi, I've just put my house on the market and am looking into the conveyancing side of things at the moment.

I've requested coach outlet purses under $30 a few quotes from solicitors and they're coming back at around 500 for selling my house.I was just wondering if anyone has done their own conveyancing recently when selling and if so how did they know what they had to do? I normally like to do things like this myself where possible but obviously selling a house is quite a huge thing and I dont want to get myself into any legal deep water by getting it wrong!Pagemaster85 I have done my own conveyancing a number of times, and it really isn't difficult. Sadly when I posted about it on here recently on a couple of threads, Jeffrey Shaw became rather rude, arrogant and hostile towards me, but I guess that's just because he felt his position as 'legal eagle' was under threat.Anyway I would advise you to buy a book called The Conveyancing Fraud by a solicitor coach outlet 10% off Michael Joseph, which will really coach man bag outlet open your eyes to how relatively simple conveyancing is, the more so as more and more properties are now registered at the Land Registry. There is a lot of truth in what 911wasalie says, in that if you're only selling, you really only need the money. As it's mortgaged though, you also need to ensure the mortgage is paid off. The book was apparantly last updated in 1994, but having bought it again recently for a friend so she could do her son's conveyancing, and having had a read through, I would say it's up to date as really not much has changed, apart from it's all getting easier coach outlet delaware as more properties are registered. To put it in perspective, I did my 1st conveyance buying my 1st home (buying is more complicated than selling) aged 20. I was as green as grass, and met hostility and rudeness from the legal profession, yet managed to complete in under 4 weeks from acceptance of offer. I have since bought and sold a couple of times, but have not had need to since 1999. Several of my friends and family have also done it, and it really ain't hard. Thanks. Our fees would be 400 including everything.Ask your mortgagee [lender] how much its solicitors' work is likely to cost you if you do a DiY sale. Not quite. V's mortgagee [lender] will require its own solicitor to superintend mortgage redemption, at the cost of V as mortgagor. This unfortunately is correct. Basically the lender will insist they have a solicitor acting on their behalf, which you have to pay for. If you had appointed a solicitor yourself, rather than doing your own conveyancing, they would still insist they had a solicitor acting for them at your expense. It is not uncommon for the 'two' solicitors to be one and the same person, for which you're charged twice. This is how ridiculous the whole process is I'm afraid.I still think it's well worth doing though, as you'll find it an eye opener, it will save you some money, and you'll have a much better understanding of how the whole thing works. If nothing else, you'll never be fobbed of by a conveyancing solicitor again, whether acting for you or anyone else, when they try to make the whole thing sound so complex and difficult and necessarily lengthy. We've did the self sell, and have gone for a solicitor around the 440 mark but expect extra charges.Past experience with different solicitors is they can drag their heels a bit or tell you that paperwork hasn't been recieved, so when you have to send/exchange paperwork via the postage system make sure its all done by recorded delivery, in a few instances, we've had solicitors blaming delays on us or the buyers, you can then refer them to some form of proof of delivery helps.Ideally we'd have liked to handled it ourselves, but time and lack of knowledge would be against us, maybe next time we might as my partner has both strong academic and admin skills. We've did the self sell, and have gone for a solicitor around the 440 mark but expect extra charges.Past experience with different solicitors is they can drag their heels a bit or tell you that paperwork hasn't been recieved, so when you have to send/exchange paperwork via the postage system make sure its all done by recorded delivery, in a few instances, we've had solicitors blaming delays on us or the buyers, you can then refer them to some form of proof of delivery helps.Ideally we'd have liked to handled it ourselves, but time and lack of knowledge would be against us, maybe next time we might as my partner has both strong academic and admin skills.Good admin skills would be a bonus,as would common sense, but you don't need to be particularly academically inclined. Get the money from the buyer and pay off the mortgage, what could be simpler. The buyer may well have a lender that insists on their investment being genuine but that is nothing to do with the seller.

Of course the mortgagor requires a third party to hold the money until the transfer is complete but that is all.I largely agree with you 911wasalie. However, it's a case of 'jobs for the boys' and the lender will insist on engaging a solicitor to oversee their interest in a mortgaged property being sold.
